Please be respectful of our home: We love to spend time there too & we worked really hard to make it nice for guests & for ourselves so please leave the home the way you found it. No unregistered/outside visitors or overnight guests without prior approval: Only the specified guests noted in the booking are allowed on the premises. A violation will result in the immediate removal of all guests from the property without a refund. Should there be a disturbance involving additional occupants that are not specified in the booking, a $25 fine will be charged per guest. We kindly ask and want our guests to be respectful of neighbors and keep noise to a minimum while in the back and front yard. The quiet time is from 10pm-8am on weekdays and 11pm-8am on weekends. Property damage must be reported to the Airbnb host: If you break or damage anything on the property, please let us know to arrange for its replacement or repair. Any damages made to the property or furnishings or stolen items exceeding the deposit amount will be billed to the guest and reported to Airbnb. No smoking of any kind inside of the property: This is a smoke-free home. If smoke is detected on the inside of the property, Airbnb will be notified and extra charge will be applied. *There is a $350 fee for smoking inside the property.* extra charges may apply. Should you want to smoke outside please do not throw cigarettes buds anywhere on the property or community. Waste disposal and recycling: We ask to kindly dispose trash in the garbage bags we provide, tie it up if full and place it in the green bin outside. Recyclable items can be placed in either clear bags and tied up or can be thrown into the blue bin outside with no bag. Our home is pest-free, and we would like to keep it that way with your help. This house utilizes a sensitive septic system, so we please ask our guests to be conscientious about not clogging any drains with food, hair, feminine products, Q-tips, wipes, etc. Homeowners are NOT responsible for any accidents, injuries, or illnesses that occur while staying on the property or within the community. Homeowners are NOT responsible for the loss of any personal belongings or valuables by the guests. So please double check your belongings before checking out. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of ANY harm arising from their use of the property or others whom they invite to use the premises. Checkout time: Checkout time is 11am. There is a fee for late checkout request. There is a 2 hour maximum for late checkout. Any guest who has not checked out (2 hours after checkout time) will be charged the nightly rate and is still required to exit the premises. Should you need additional time to check out, please contact us to arrange any additional time you may need and if we can spare it. For every half hour after 11am that a guest hasn't checked out, there will be a $50 lateness fee for breaking house rules (unless a late checkout was accommodated) Cleaning; Our cleaning fee covers a hotel style make ready fee. We will charge an extra fee for excessive cleaning. Cleaning service is available during your stay for a fee. You must request this service, it is NOT included. No tampering with devices. There will be a $200 fee for tampering with smoke alarms & security cameras. Guest will be responsible for ALL violations they incur during their stay from our Homeowner Association. You will be responsible to pay all fines issued. NO FIREWORKS ALLOWED during your stay. You will be fined from the Homeowners Association and by us ($500 each).. Fee for Operations: If we have to cancel any future reservations because of a guest negligence or misbehavior, either from the guest or their party, the guest will be responsible to pay the full rate for that cancellation/s. Note: Our BBQ Girl & Outdoor fire dinning/sitting area are propane gas. We do NOT supply the propane gas, you're welcomed and encouraged to exchange/buy a tank at the local Walmart or Lowe's for your use. Have fun and enjoy your stay! Guests will have access to the following areas of the house: - Main living room and kitchen: Enjoy the spacious living room and fully equipped kitchen, perfect for preparing family meals or gathering with friends and relaxing after a day of activities. - Game room: Full access to the game room, equipped with a pool table, board games like chess and dominoes, and a bar with fun decor. - Indoor spa area: Relax in the indoor swim spa with forest views, skylights, and comfortable lounge chairs. - Private gym: Workout space equipped with a treadmill and weights, with direct access to the outdoor areas. - Deck and garden: Large outdoor areas with a spacious deck equipped with seating, a fire pit, and a well-maintained garden. You'll also find a swing area to relax and enjoy the natural surroundings. Guests will not have access to restricted areas, which will be marked in advance during their stay, but they will have the freedom to fully enjoy the mentioned areas for a comfortable and relaxing experience.
